Redwood Apartments at CR600 and SR 136

If you are not aware, Redwood Apartments has requested a rezone change and 3 zoning variance changes for the lot on the SW corner of 136 and CR 600.  This butts up against the north side of our community.  They want to build single-story multi-family apartment homes on the lot.

There are currently two key changes requested for the lot on the Northside of the neighborhood.  The first is a rezone from AG to M2.  AG is agriculture and means the lot can only be used for agricultural purposes.  M2 is Medium density, multi-family homes and means that apartments, condos and duplexes can be developed on the lot. 

The second is the variance request for the lot which was detailed in the letter many of us received and in the email sent out last week.  These two changes are discussed by different groups in our town government and at different meetings.  

The rezoning change will be discussed at the January 25th Advisory Plan Commission (APC) meeting.  We need to attend this meeting to address our concerns with the rezoning of the lot.

The variance changes will be discussed at the February 8th Brownsburg Zoning Authority (BZA) meeting.  We need to attend this meeting to address our concerns with the variances requested for the planned apartments.

The variances are for the following.

1.  Reduce the minimum front yard setback from 30 feet to 20 feet

2.  Increase the maximum number of primary structures permitted per lot from 4 to 26

3.  Reduce the percentage of required masonry on side facades to under 50%

We need to come together and fight these changes.  This will surely bring down property values.

We need as many homeowners as possible to speak at the meetings.  Please let us know if you are willing to speak so that we can have a coordinated message against these variances.  In addition, we need to email and call the zoning board with our concerns over this variance and the impact it will have on our neighborhood.  This is going to take all of us fighting together.
